These Terms and Conditions apply to your use of illinoisconstructionestimators.com and to the estimating and takeoff services provided by Illinois Construction Estimators (“we”, “us”). By using the site or engaging our services, you agree to these terms.
We provide construction cost estimates, quantity takeoffs, budget estimates, change order pricing and related services based on the plans, specifications and information you provide. The scope, deliverables and delivery date for each project are confirmed in our written quote.
Fees are quoted before work begins and are payable by card or ACH. Unless the quote says otherwise, single-project fees are due before delivery of the final deliverables, and monthly plans are billed at the start of each month. Prices shown on our website are starting prices; your quote controls.
You are responsible for providing complete and current plans, specifications and addenda, and for telling us the project location and any labor requirements, such as union or prevailing wage. Delivery dates depend on receiving complete documents.
Our estimates and takeoffs are professional opinions of quantities and probable cost based on the documents provided and information available at the time. They are not guarantees of actual construction cost, subcontractor or supplier pricing, or bid results. You are responsible for reviewing, verifying and adjusting all quantities and prices before relying on them or submitting a bid.
Addenda issued before bid day are incorporated at no extra charge unless they materially change the scope. Changes after bid day, or scope added beyond the original quote, may be billed separately after we confirm the fee with you.
We keep your plans, bid documents and deliverables confidential and do not share them with other bidders. We will sign your non-disclosure agreement on request. See our Privacy Policy for how we handle personal information.
Once paid in full, you may use the deliverables for your business purposes on the project they were prepared for. Our templates, methods and internal tools remain our property.
You may cancel a project before work begins for a full refund. If you cancel after work has started, we will bill for work completed to that point. Monthly plans may be canceled with notice before the next billing date.
To the fullest extent permitted by law, our total liability for any claim related to a project is limited to the fees you paid for that project. We are not liable for lost profits, lost bids or indirect, incidental or consequential damages.

These terms are governed by the laws of the State of Illinois. Any dispute will be handled in the state or federal courts located in Peoria County, Illinois.
We may update these terms from time to time. The effective date above shows when they were last changed. The terms in effect when you accept a quote apply to that project.
