Outsourced construction estimating in Illinois is usually priced per project. At Illinois Construction Estimators, single-trade takeoffs start at $149, full project estimates start at $399, and contractors who bid every week can use a $1,499 monthly plan. The exact fee depends on plan set size, scope, pricing method and deadline.
There are three common pricing models. Per-project pricing is the most common for outsourced work because you know the cost before you commit. Hourly billing is less predictable, and monthly plans suit contractors with a steady bid flow.
| Service | Our starting fee | Best for |
|---|---|---|
| Single-trade takeoff | $149 | Subcontractors who price their own work |
| Full project estimate | $399 | General contractors bidding every trade |
| Monthly bid partner | $1,499 per month | Firms bidding several jobs each week |
See current plans on our construction estimating pricing page. Every project gets a fixed quote before work starts.
Plan set size and quality. A 12-sheet house takes far less time than a 200-sheet hospital. Incomplete or conflicting drawings add time because every assumption must be written out.
Scope. One trade is quicker than a whole building. Mechanical, electrical and plumbing scopes usually take the longest because of device and fitting counts.
Pricing method. Quantities alone cost less than quantities plus pricing. Public work priced to Illinois prevailing wage rates and Chicago union work need trade-by-trade labor rates, which adds detail.
Deadline. Standard delivery is 24 to 48 hours. Same-day turnaround carries a rush fee when the schedule allows.
Addenda. We re-count addenda issued before bid day at no charge. Some services bill each revision, so ask before you hire anyone.
An experienced in-house estimator is a major fixed cost. A current Chicago job listing for a construction estimator advertises $110,000 to $145,000 a year and asks for five or more years of experience. That is before benefits, payroll taxes, estimating software licenses and training.
| In-house estimator | Outsourced estimating | |
|---|---|---|
| Cost structure | Fixed salary plus benefits | Pay per bid |
| Software | Your licenses | Included |
| Capacity in busy weeks | Limited to one person | Scales with your bid list |
| Knowledge of your company | Deep | Builds over time |
An in-house estimator makes sense when you bid every day and need someone in your office full time. Many Illinois contractors use both: an in-house lead plus outside help during peak bid season.
Say a Peoria general contractor bids six commercial projects a month and sends each one out as a full estimate at $399. That is $2,394 a month, or about $28,700 a year. Even if larger projects cost more to estimate, the annual total is usually well below the salary of one full-time Chicago-area estimator.
Whatever you pay, insist on deliverables you can check. A professional estimate should include:
If a service can’t show you where a quantity came from, you can’t defend that number at bid review.
Most of what drives an estimating fee is time spent finding information. You can cut that time, and the fee, with a few habits:
Low prices don’t help if the numbers can’t be trusted. Be careful with any service that:
Ask for a sample estimate before you hire anyone. It shows more than any sales pitch.
The type of building affects how long an estimate takes, and so what it costs:
| Project type | What takes the most time |
|---|---|
| Single-family and remodels | Material lists by phase, finish selections, allowances |
| Retail and office tenant build-outs | Partitions, ceilings, finishes and electrical devices |
| Warehouses and distribution centers | Slab on grade, tilt-up or precast walls, sitework |
| Schools and municipal buildings | Prevailing wage pricing and full trade coverage |
| Healthcare and data centers | Dense MEP systems, equipment and redundancy |
| Roads and bridges | Pay-item quantities and unit pricing for IDOT or local agencies |
When you request a quote, tell us the project type and the trades you need. That is usually enough for us to give you a firm fee the same day.
Turnaround is part of the price. A cheap estimate that arrives after bid day is worth nothing, so ask every service for a firm delivery date before you hire them.
| Request | Typical turnaround |
|---|---|
| Single-trade takeoff | 24 to 48 hours |
| Full estimate, small to mid-size project | 24 to 48 hours |
| Large commercial or MEP-heavy plan set | Quoted per project, with a fixed date |
| Addenda updates | Usually the same or next business day |
The clock starts when we have complete plans. Send everything at once and tell us the bid date, and we will confirm a delivery time that leaves you room to review the numbers before you submit.
